LiDAR Scanning
24 September 2026
Buyers rely heavily on floor plans, and inaccurate ones erode trust in the listing. FPL uses LiDAR scanning. This gives consistent, defensible square footage, reduces on-site disruption (quick, quiet, no furniture moving), and builds buyer/agent trust - helping serious buyers self-select before booking viewings.
Why We Measure Every Sales Property with LiDAR
A floor plan is often the second thing a buyer looks at after the photos, and for many it’s the one they come back to most. It’s where they work out whether the sofa will fit, whether the second bedroom really is a double, and how the kitchen connects to the garden. When that plan is wrong, buyers stop trusting the listing. That’s why every floor plan we produce starts with a LiDAR scan.
What is LiDAR?
LiDAR (Light Detection and Ranging) sends out pulses of laser light and times how long they take to bounce back. A scanner captures millions of these measurements in minutes and builds a precise 3D model of each room, including walls, alcoves, chimney breasts and bay windows. From that model we draw a clean, 2D floor plan that shows the property as it actually is, not as someone estimated it with a few single point laser measurements.

Accuracy you can stand behind
Traditional measuring relies on a surveyor stretching a tape or laser pointer across a room and sketching as they go. It works, but small errors add up. London’s Victorian and Edwardian layouts also make it easy to miss an angle or misjudge a recess. LiDAR captures the whole space at once, so the total square footage and each room size are consistent and dependable. For agents, that means fewer awkward conversations with buyers, surveyors and solicitors later on.

Faster on site, less disruption
Our photographers and surveyors are out across London every day, often working around tenants, vendors and tight viewing schedules. A LiDAR scan is quick and quiet. We can move through a typical flat or house efficiently without shifting furniture. Vendors appreciate it, and your instructions keep moving.
Why it matters for your listing
Buyers are better informed than ever, and they look closely at square footage, especially in London, where price per square foot drives so many decisions. An accurate, professional floor plan shows that the property, and the agent behind it, can be trusted. It also helps serious buyers decide whether a property suits them before they book a viewing, which saves everyone time.

At Fulham Performance, we believe great marketing starts with getting the basics exactly right. LiDAR lets us do that on every job, every time.
